Dear sir/mdm,

May I know if this unit you are referencing with is a penthouse unit or a normal unit? Palm Loft is a boutique size development consisting of 19 units in District 15 along Joo Chiat Terrace. Last unit transacted was for a penthouse unit at under $1,300psf in January 2024, while the next was transacted at very close to $1,500psf back in July 2023.

As this is a boutique size project with limited transactions over the years, the indicative value is more tricky to derive, and will likely need to go deeper to derive an indicative value.

- In January 2024,a unit was transacted for $2,128,000. Size 1,679 square feet this mean it sold at $1,267 psf
- In July 2023, there a unit sold at $1,025,000. Size is 689 sqft this mean it sold at $1,488 psf

Given the unique nature of this boutique project and its limited number of transactions over the years, determining an indicative value can be more challenging. It may require a more thorough analysis to derive a reliable estimate.
